Great article on front page of Vancouver Sun today – https://vancouversun.com/news/prospective-buyer-burnaby-home-multi-unit-property-hitch.
A seller wants to sell their home in Burnaby. A Buyer wants the home to build a multi unit building. No problem right?
Wrong – there is a building scheme on title restricting the size of any new dwelling. The building scheme is in favour of a builder who is now out of business.
This illustrates the importance of having title reviewed by Terra Firma Title Review (terrafirmareview.com).
Had the listing agent have us review title he/she could have discovered this well before any offers, and the sellers could have gone to court much earlier to have the charge reviewed.
Had the buyers agent reviewed title before presenting an offer they could have warned their clients about this well in advance of entering into a contract.
I am not saying the realtors were negligent! I do not know the background of this particular sale….BUT Terra Firma provides realtors within the Lower Mainland to have their title searches reviewed by one of Spagnuolo LLP’s lawyers. With Terra Firma now available on an annual, monthly or one-off basis, there is no reason not to have title searches reviewed for ALL properties in the Lower Mainland and Squamish/Whistler.
All of our pricing details can be found at Pricing – Terra Firma Title Review (terrafirmareview.com).
As always, thanks for your support.
